Charlottesville Real Estate Update – April 28 2025

March Sales Activity Remained Strong Despite Year-Over-Year Decline

Average Days On Market: 43

Sales activity remains slower than last year’s pace but continues to be strong. In March, there were 375 sales in the CAAR housing market, 81 fewer than a year ago—a 17.8% decline. While sales have been moderating since the fall, this month’s total still represents the second-highest March sales figure in recent years. Nearly all local markets recorded fewer sales compared to last March. Albemarle County saw a 19.7% decline, and Charlottesville experienced a 7.8% decrease. Greene County was the exception, posting a modest 9.1% increase with two additional sales compared to last year.
